1. Acceptance of Terms

By accessing or using tnhomeiq.com (the “Site”), including the buying power calculator (the “Calculator”) and any account features, you agree to these Terms & Conditions, which are an agreement between you and TN Home IQ. If you do not agree, do not use the Site.

2. Description of Service

TN Home IQ provides real estate calculators and related tools intended to give general, educational estimates about home affordability, cash needed at closing, seller net proceeds, and related figures for Tennessee-based scenarios. This currently includes a home purchase calculator, a seller net sheet calculator, and reference pages explaining Tennessee closing costs and common terms.

With an account, the Site also lets you save calculations, build reusable input presets, and compare saved calculations side by side. Saved work is stored under your account and is visible only to you.

The Calculator's output is an estimate only. It is not a loan offer, pre-approval, pre-qualification, appraisal, or guarantee of any kind. It does not constitute financial, lending, tax, or legal advice. Actual mortgage terms, closing costs, taxes, and eligibility are determined by your lender, tax professional, and other licensed parties, and will differ from any figure produced by this Site. You should independently verify all figures before making any financial decision.

3. Accounts

Accounts are created and authenticated through Supabase Auth. Creating one requires confirming your email address before you can sign in. If you create an account, you agree to:

• Provide accurate information (name, email, and optionally phone number)
• Keep your login credentials secure and not share your account
• Notify us if you believe your account has been compromised

You must be at least 18 years old to create an account. We may suspend or terminate accounts that violate these Terms.

4. Passes and Billing

Some features — saving calculations, building presets, comparing saved calculations, and PDF export — require a paid pass: a Home Search Pass or an Annual Pass. Current prices and what each pass includes are shown on the pricing page and may change; a change to prices or to what a pass includes is not a change to these Terms. The calculator itself does not require a pass or an account.

Payment. Passes are sold as subscriptions and paid through Stripe, our third-party payment processor. You enter your payment details on a checkout page hosted by Stripe; we never receive or store your full card number. Stripe's own terms and privacy policy also apply to the payment.

Automatic renewal. A pass renews automatically at the end of each billing period — every 3 months for a Home Search Pass, every year for an Annual Pass — and the payment method on file is charged for the next period, until you cancel.

Cancellation. You can cancel at any time from your account page, which opens Stripe's billing portal. Cancelling stops future renewals: your pass stays active through the end of the period you have already paid for, and you are not charged again. If a renewal payment fails, the pass's features are unavailable until payment succeeds.

Refunds. Payments are non-refundable, except where required by law. Cancelling does not produce a partial refund for the rest of the current period.

5. Acceptable Use

You agree not to:

• Use the Site for any unlawful purpose
• Attempt to gain unauthorized access to other users' accounts or data
• Interfere with or disrupt the Site's operation (including scraping, automated abuse, or attempts to bypass rate limits or security controls)
• Misrepresent your identity or affiliation

6. Intellectual Property

All content, design, and code on the Site, excluding user-submitted data, are the property of TN Home IQ or its licensors. You may not copy, reproduce, or redistribute the Site's content without permission.

7. Third-Party Services

The Site relies on third-party providers (including but not limited to Supabase for authentication and data storage, Stripe for payment processing and billing, Resend for delivery of transactional email sent by Supabase Auth, Google Analytics for usage analytics, and Cloudflare for DNS and site delivery). Your use of the Site is also subject to those providers' own terms where applicable.

8. Disclaimer of Warranties

The Site and Calculator are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, reliability, or fitness for a particular purpose. We do not warrant that the Site will be uninterrupted, error-free, or secure.

9. Limitation of Liability

To the fullest extent permitted by law, TN Home IQ is not liable for any indirect, incidental, consequential, or special damages arising from your use of, or inability to use, the Site — including but not limited to financial decisions made based on Calculator output.

10. Indemnification

You agree to indemnify and hold TN Home IQ harmless from any claims, damages, or expenses arising from your use of the Site or violation of these Terms.

11. Changes to These Terms

We may update these Terms from time to time. Continued use of the Site after changes take effect constitutes acceptance of the revised Terms. We will update the “Effective date” above when changes are made.

12. Termination

We may suspend or terminate your access to the Site at any time, with or without cause, including for violation of these Terms.

13. Governing Law

These Terms are governed by the laws of the State of Tennessee, without regard to conflict-of-law principles.
