1. Overview
This Privacy Policy explains what information TN Home IQ collects, how it's used, and your choices regarding that information. TN Home IQ operates tnhomeiq.com and is responsible for the information described here.
2. Information We Collect
Information you provide:
- Account information: full name, email address, optional phone number, and password (via Supabase Auth). Passwords are handled by Supabase Auth and are never stored by us in readable form.
- Consent record: consent version and timestamp when you agree to these terms at signup
- Profile settings: your name, optional phone number, and your light/dark appearance preference
- Saved calculations: the figures you entered and the results computed from them, saved under a name you choose, when you save a calculation
- Presets: the reusable sets of calculator inputs you create
Information collected automatically:
- Usage data via Google Analytics (GA4) — pages visited, general engagement metrics, approximate location derived from IP, device/browser type
- Standard server logs
Payment information:
- When you buy a Home Search Pass or Annual Pass, you enter your payment details on a checkout page hosted by Stripe, our payment processor. Stripe collects and processes your card details, billing name and address, and email address under its own privacy policy. We never receive or store your full card number.
- From Stripe we keep only what we need to know whether your pass is active: your Stripe customer and subscription identifiers, which pass you bought, its status (for example active, cancelled, or past due), and when the current billing period ends.
3. How We Use Information
- To provide and maintain your account, your saved calculations, your presets, and the side-by-side comparison built from them
- To process pass purchases and renewals through Stripe, to let you manage or cancel your pass, and to unlock the features your pass includes
- To send transactional emails (e.g., signup confirmation, email-change confirmation, password reset) — sent by Supabase Auth and delivered via Resend
- To understand site usage and improve the Site, via aggregated analytics
- To communicate with you about your account, if needed
We do not sell your personal information.
4. Third-Party Service Providers
We use the following third-party providers, each of which processes data on our behalf under their own security and privacy practices:

5. Cookies, Tracking & Local Storage
The Site uses cookies and similar technologies for authentication (session management) and analytics (Google Analytics). You can control cookie behavior through your browser settings; disabling cookies may affect account functionality.
The calculator also keeps a working draft of whatever you have entered in your browser's local storage, so that moving between pages doesn't discard your figures. This draft stays on your device, is never transmitted to us, and is not connected to your account. Signing out clears it, so the next person on a shared computer doesn't see your figures; clearing your browser's site data removes it too.
The calculator's Share button copies a link that contains the figures on your sheet. They are placed after the “#” in the link, a part of a web address that browsers do not send to websites, so opening the link does not transmit those figures to us, to our hosting provider's logs, or to Google Analytics: the calculator reads them in your browser and removes them from the address bar. Anyone who has the link can see the figures in it, so share it only with people you want to see them.
6. Data Retention
We retain account information, saved calculations, and presets for as long as your account is active. You may request deletion of your account and associated data at any time (see Section 8). Deleting an account deletes its profile, saved calculations, and presets along with it.
We keep the record of your pass described in Section 2 for as long as your account is active, and delete it with the account. Stripe keeps its own payment records, as payment processors are required to.
7. Children's Privacy
The Site is not directed at, and is not intended for use by, individuals under 18 years of age. We do not knowingly collect information from children.
8. Your Rights & Choices
You may:
- Access or update your account information
- Request deletion of your account and associated data
- Opt out of non-essential communications

9. Data Security
We use industry-standard practices to protect your information. Every table holding your data enforces Row Level Security, so your profile, saved calculations, and presets are readable and writable only by your own authenticated session. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.
10. Changes to This Policy
We may update this Privacy Policy periodically. Material changes will be reflected by updating the “Effective date” above.
